Working comfortably and responsibly in Poort van Uden

In order to continue to meet the tenant needs of today and tomorrow, Poort van Uden is being revitalized and made more sustainable step-by-step. The first phase involved tackling the left side of the upper office floor. In early 2020, Jaleco Totaal Projectafbouw rearranged the floor and completed it turnkey. "In just a few weeks we installed new structural metal stud walls, full glass walls and door frames," says Rick Janse, Account Manager & Calculator at Jaleco. 

"We also renewed the ceilings, did several carpentry jobs and upgraded the lighting. In order to take the lighting plan and lighting calculations to the very highest level, in accordance with the Occupational Health and Safety standards for workplace lighting, we involved our regular partner Tronix Lighting."

Preferred products from stock

Jaleco and Tronix have been working closely together for years, Janse emphasizes. "The contact between our companies is excellent and the lines of communication are short. Moreover, Tronix has a large stock of products, so we can switch quickly. The finishing is still (too) often a closing item in construction. Work must be carried out in a relatively short time, so long delivery times are out of the question." 

Maarten Verbruggen, Managing Director of Tronix: "Within our range, we keep around 2,000 lighting products in stock as standard. Furthermore, we build our product lines in such a way that we can always offer an alternative. This prevents downtime and frustration in the dismantling process. Jaleco takes these advantages to an even higher level by working with preferred products. Approximately 80% of our turnover consists of 4 to 5 carefully selected products. As a result, we know exactly which products we need to keep extra in stock, while Jaleco's people can assemble the products blind."

A slightly warmer light color really brings the coated concrete floors to life.

Optimal working comfort

For project Poort van Uden, Tronix supplied both lighting panels and downlights, says Verbruggen. "System ceilings with 60×60 boards were installed in the offices, into which our lighting panels were seamlessly integrated. Reflector panels with a very low viewing angle were chosen. Whereas European standards require a Unified Glare Rating (UGR) <19 for workplace lighting, we provided UGR <16. As a result, users never look into the light source and optimal working comfort is ensured at every workstation. Moreover, because the panels are tunable, users can easily adjust the light intensity and color temperature of each luminaire to their personal preferences."

Whereas Jaleco finished the office spaces sleek and white, black was chosen in the traffic areas. This created an exciting and industrial atmosphere, to which Tronix's downlights fit perfectly. "Thanks to the black cover edge, the luminaires blend very nicely into the ceilings," Verbruggen says. "A slightly warmer light color really brings the coated concrete floors to life."

Flexible layout

Because Poort van Uden is a multi-tenant business building, Jaleco and Tronix expressly took mutations into account. "For example, when tenant companies grow, shrink or leave, a flexible layout is desired," Verbruggen said. "This is why we did not install pipes in the partition walls. Instead, we created a design in which fixed power points such as outlets and data points are concealed in the structural walls. For operating and dimming the lighting, we chose a wireless, highly reliable and stable communication system: Casambi. We delivered our LED drivers and power supplies including Casambi chip. The luminaires each function as participants in the Casambi network and transmit signals or commands to each other 24/7. Moreover, the administrator can easily manage and operate the lighting through an app."

Plug-and-play mounting

Each room also has a wireless switch taped to the wall, cabinet or a desk. "These switches were programmed in advance. Then the products were delivered to the project labeled by room, where Jaleco provided the plug-and-play assembly." 

Janse: "This working method of Tronix offers us a lot of comfort and convenience. Turnaround times are also considerably shortened. For example, the ceiling fitter could immediately take the fixtures out of the packaging, connect the plugs and finish the ceiling. A separate installer was not necessary."
